I am very thankful for Soon Ching’s expertise as I was clueless about BTO designs. Even after visiting the actual site, I struggled to visualize the flat since the place was bare. Soon Ching’s assistance with the 3-D mockup was invaluable. Additionally, I learnt a lot about sun and wind direction, as well as shade guidelines, which are especially important due to a nearby military base. From the start till the end of our selections, SC was very helpful and provided a lot of guidance for us, which we truly needed as this is our first time getting a home. These came in very very handy and helpful for us as these were crucial decisions to make for our plans to stay long term (and of course given a longer MOP term for BMR).

Being honest, I joined the sharing session to understand what to look out for when shortlisting units. We had already conducted a site recce prior to the session, and went down 2 more times after (e.g. sun, shade, wind direction, URA planning, views from neighboring blocks, noise). Our own list of factors included (privacy from neighboring blocks, privacy from neighboring units, corridor space, chute distance, lift distance, corner unit advantage). Our priorities earlier on was 1. View now and future, 2. Avoid West sun, and 3. Corner unit
Because we realized early that our queue number would not allow us to have the best of all the factors, our strategy was first to rank the stacks we preferred. This ranking was done based on our top 3 factors we agreed we wanted in our home. (What we did was we individually chose 5 stacks each, and had another alignment discussion on which 3 stacks we liked most as a couple). Thereafter, closer to selection date (1 week), 8 units we preferred the most.
Fast forward to 1 week before the selection, our monitoring of our stacks made us privy of some considerations that we did not think about as we would wonder why a block we found not attractive to be taken up faster than our preferred stacks, and this factor was privacy. We were also worried about the view as the available units in our shortlisted stacks were taken out, but thankfully because we had this discussion early, we were able to find backup stacks fast. Our priorities at this point was 1. View, 2. Privacy and 3. Sunlight in the yard, OR good Windflow for laundry!!)
The decision to engage SC was easy because we realized we could only estimate the view we could get, and his work became necessary for us when we realized that we were uncertain what the view was like beyond a certain floor, whether we should go for a backup stack, or 10 floors down but in our preferred stack, and how much sun and wind the specific units would get. We were also under time pressure + uncertainty that if more units get taken, which next unit we should keep as backup.
SC was sending us the views from a specific unit once we engaged him, and also the estimated views (2040) based on his experience and URA announcements as requested. Seeing each of the views made the discussion much much easier; we saw literally what we would get if we chose that unit. This was on top of listening to our priorities and giving helpful advise leading up to our selection.
Like many helpful individuals in the BTO Chatgroups, I would recommend doing your own research and discussions on what you prioritize as a couple, because there is no time for doubts when selection day comes. SC's work has value because it simplifies this discussion.

We engaged SC to get a second opinion on our shortlisted units, in the hope to make a very informed choice of the biggest purchase in our life (at least for now!). An architect by training, SC amazed us with his expert knowledge in the field and the meticulous 3D model of past BTO projects built.
As the neighbouring developments around our BTO project are high, we thought SC’s 3D model will be able to give us a sense of the lowest level that we can go for an unblocked view. We were also concerned about the potential implications of SERS in the neighbourhood given the age of the estate, and thought SC’s expertise would be helpful. After the formal engagement, SC shared with us an in-depth analysis of the BTO project which immediately wow-ed us. The report contains numerous aspects that one should consider while choosing a unit, like the sound disturbances from surrounding amenities, wind exposure, and even the morning/afternoon sun facing for different periods of the year! |

Hi everyone! I hold 2 queue numbers, 1 for Rochor where I belong to the tail end and 300+ out of the 1,200 for Bukit Merah. It’s definitely a good problem to have and when the news came out we had less than 5 days to make a decision before our queue.
Shout out to @hausanalyst or SC, for helping us narrow our decision to stick through with Rochor, by showing us the Bukit Merah 3D model as well, using an approximate of ~15% drop out and letting us see which direction for the flats we’ll be able to pick based on our queue, i.e facing Tiong Bahru park or overlooking the older flats.
Prior to this, we have gone through 2 rounds of sessions with SC, first going through with us what are some of the considerations you should or could factor in for your flat selection. His knowledge of the URA roadmap and upcoming plans to revitalise the Rochor area came in handy for us, as we’re clueless about these things.
We had our last session yesterday to go through the possible flats that are available for our selection tomorrow by “standing” through the living and MBR in the 3D model. What’s great was that he built a model for what was marked as a “future residential development”, where we could see the foreseeable blocked view in future where it’s crucial for long-term stay. We were so delighted when he showed us the 3D model of our BTO project that he had built from scratch. This model also included upcoming projects around our BTO area, which might greatly affect the unit we eventually choose. In case you are wondering, this 3D model was constructed to 99% accuracy, based on official figures and information on our BTO site as well as upcoming developments around the area. We knew we could use this 3D model as an accurate guide for choosing our forever home.
On our second and third meeting, Soon Ching showed us the simulated view from our preferred units, using the 3D model. We have to admit, it is really difficult to imagine the view from our unit with a simple site plan. So the simulated view using the 3D model was extremely helpful in guiding us to shortlist the best units.
Beyond this, Soon Ching also gave us a very comprehensive written analysis on the different stacks in the project. This guide provided detailed essential information on sun exposure, wind direction, viewing angle, noise level and even supplementary information such as distance to lift and lift ratio. The guide also rated every stack based on the aforementioned attributes, and provided a final score for each stack. This can be really helpful when you are trying to narrow down your choices and pick the most ideal unit. Needless to say, we were very impressed once again.
All in all, the service Soon Ching provided was helpful and crucial in helping my partner and I select our BTO unit. We are very pleased with the unit we have selected, given the choices we have. Here’s what my wife and I have learnt from him:
1. Viewing angle of house differs very much from what we see on google. And we can only see the precise view of any part of the unit via a 3d model. Can even go inside our preferred unit to see views from living room, bedrooms and service yard!
2. Sun angles hitting on the unit differs every month. Info on existing reviews of RP don’t provide the full picture.
3. Noise level analysis of each part of the project.
4. Upcoming buildings around RP have a significant impact on the viewing angles and other aspects of liveability.
5. Heat heat heat in hot Singapore. Selection of exact level of the stack matters. Shadows cast by nearby blocks can help too! It’s not always the higher the better.
6. Wind direction matters as well.
