  1. Waterway Sunrise I and Waterway Sunrise II will be 2 of the last 6 plots of land for residents along the famed Punggol Waterway to choose from. The other 4 plots will include 1 EC, which was tendered back in December 2015. That leave 3 more plots for either BTOs or ECs. The location of these 3 plots are in prime area with 1 next to the Oasis integrated development, the other next to a huge Punggol green reserve and the last one facing the Punggol River and Punggol Waterway.

  3. To understand both the Waterway Sunrise I and II, potential owners should take a look at the wider picture of the whole area. To the South across the Serangoon River, there will be huge plots of land reserved for industrial purpose currently under Business 2 land use. Depending on what industry will be located there, wind from South, South East and South to South East may bring along unnecessary pollution.
  4. The staggered block arrangement for both developments will create both good and ‘not so good’ units for potential homeowners to choose from. By having Waterway Sunrise II launch before full selection of Waterway Sunrise I, potential owner will get to know exactly how they can take advantage of this situation to mitigate any negative impact or to maximize your selection.
  5. In a nutshell, almost 35% or more of both developments will be facing extensive west sun. Wind potential will be mixed due to non uniform building blocks. Taller blocks or higher unit may not necessary having views towards the Punggol Waterway due to viewing angle which may be blocked by lower blocks or tight viewing corridor in front of the units.
